Banks are increasingly refusing to finance this type of home. If that trend continues, only cash buyers remain, and only those willing to accept the associated risks themselves.

What actually moves your number

Not every AFO property is discounted equally. What was built, what is registered, what the local plan says and how much of the difference is legalisable all change the answer, and a buyer's lawyer will eventually establish every one of them.

Uncertain insurance coverage

Insurers often pay only a heavily depreciated current value, in some cases reduced by up to 50% because of the AFO status, rather than what rebuilding would actually cost.

Only essential maintenance is allowed

Repairs to keep the home habitable are permitted. Extending, rebuilding or materially improving it is not.

How much value does AFO status cost me?

There is no single figure, and anyone quoting one is guessing. The discount depends on what was built, what is registered, how much of the gap is legalisable, and how many buyers in your area still have financing available. What is consistent is the direction: fewer buyers, longer sale, lower price.

Can I sell an AFO property at all?

Selling is not forbidden. The difficulty is the shrinking buyer pool: banks are increasingly refusing to finance this type of home, so mortgage-funded buyers drop out, and the cash buyers who remain price the rebuilding and insurance risks into their offer.

Should I tell buyers about the AFO status?
