What Every Buyer Should Know

Why should I check before buying?

In Spain, the buyer inherits all legal issues with the property. If there are illegal constructions, unpermitted modifications, or zoning non-compliance, YOU become responsible. This can mean fines, inability to insure, or even demolition orders. Checking before you sign protects you.

Can't my lawyer check this?

Most lawyers review the Nota Simple and contracts but don't conduct urban planning compliance checks. An Legality Label assessment specifically examines whether constructions comply with current zoning regulations — something that goes beyond standard legal due diligence.

What if the estate agent says everything is legal?

Estate agents have a financial incentive to close the deal. Always verify independently. Ask them: "Can you provide the building license and Certificado de Antigüedad?" If they can't, that's exactly why this check exists.

Should I do this before or after making an offer?

Ideally before you sign any contract — especially before the Arras (deposit) contract. If you've already signed, you should still check. If issues are found, you may have grounds for renegotiation or contract dissolution depending on the terms.

How much does a full professional check cost?

The preliminary 2-question check is completely free. A full professional Legality Label assessment by a verified architect costs from €249 (standard) or €495 (with written report including aerial photography and legislation references).

Every year, thousands of buyers in Spain discover hidden legal issues after purchase. Don't be one of them.
