Miralbueno, a vibrant district in Zaragoza, is poised for a significant urban transformation set to redefine its residential landscape and public facilities in the coming years. Following a decade of administrative procedures, the ambitious "Sector 1 of SUZ 56-5" project is entering its decisive phase. The objective is to commence urbanization works by early 2027, introducing over 1,500 new homes to the market in one of Zaragoza's most rapidly expanding areas. This substantial development spans approximately 32 hectares, strategically located between the Airport Road (Carretera del Aeropuerto), Camino de Épila, and Camino del Pilón, on the western edge of the district. The master plan envisions the construction of 1,514 homes, equally divided between market-rate housing (757 units) and protected housing (757 units). Within the protected category, 575 residences will fall under the general protected housing scheme, and 182 under a special regime, directly promoted by the Zaragoza City Council to ensure housing access for specific groups. Beyond the residential offerings, the project strongly emphasizes creating a balanced and sustainable environment. Over 58,000 square meters will be dedicated to public areas, with nearly 67,000 additional square meters allocated for the extension of the iconic Parque Oliver. This expansion will not only increase available green spaces but also enhance the environmental and recreational connectivity of the sector. Furthermore, plots are reserved for future educational, sports, and health facilities, aiming to meet the needs of both new residents and existing neighbors. The administrative timeline is crucial: final approval of the reparcelación project by the Zaragoza City Council is expected in September, paving the way to conclude all administrative steps before year-end. The initial investment for this first urbanization stage exceeds 20 million euros, financed by the landowners, prominently including LandCo, Banco Santander's real estate manager, which holds over half of the total area. Works will proceed in two phases, with the first commencing in the Camino del Pilón area, estimated to last two years. This initial phase will enable the construction of the first 532 homes (267 market-rate and 265 protected), with building construction potentially starting simultaneously with urbanization during the second half of 2027.
