Dream Unlimited Bolsters European Industrial Real Estate Reach with Key Acquisition, Strengthening Presence in Spain
Dream Unlimited Corp. has made a pivotal move to significantly bolster its European presence, announcing the strategic acquisition of Chancerygate, a prominent UK-based industrial developer and asset manager with three decades of industry expertise. This landmark deal, valued at approximately £78 million (€91.2 million), including existing debt, is set to finalize by August 2026. The Canadian firm is executing this acquisition in collaboration with Dream Industrial Real Estate Investment Trust (Dream Industrial REIT), with Dream integrating Chancerygate's management platform and the REIT acquiring its real estate assets and joint venture stakes. Chancerygate’s current portfolio includes income-generating assets and development projects worth an estimated £1.2 billion, with Dream Industrial REIT planning an additional £25 million investment for existing developments. Upon completion, Dream’s European industrial platform will manage or develop approximately 2.5 million square meters of gross leasable area. This integration will dramatically expand the group's geographical footprint, adding the United Kingdom, Ireland, Spain, and Portugal to Dream's existing operations in the Netherlands and Germany. This creates a network of over 80 professionals across key European cities, including Madrid and Lisbon, enhancing asset management and new project development. Financially, adjusted global assets under management for Dream are expected to exceed $30 billion (€26 billion), with over $6 billion in European industrial and residential assets. The acquisition integrates Chancerygate's specialized expertise in multi-tenant industrial property development, aligning with Dream's focus on urban industrial assets. Both companies boast strong track records: Dream with over $13 billion in European deals over fifteen years, and Chancerygate achieving an average leveraged internal rate of return of 27% across 52 projects. This strategic expansion signals robust growth and increased activity in the European industrial real estate market, potentially benefiting the broader Spanish property sector through new investment and development.
