ICO Launches €12.150M Instrument to Boost Affordable Rental Housing in Spain
The Instituto de Crédito Oficial (ICO) has taken a significant step towards addressing Spain's affordable housing challenge by activating a new financial instrument worth an impressive €12.150 million. This initiative, part of the broader "España Crece" investment strategy, is specifically designed to boost the supply of affordable rental properties across the nation, providing crucial support for a sector grappling with viability issues. The core objective of this instrument is to bridge the economic gap that often hinders affordable housing projects from moving forward. It offers a comprehensive financing model that accompanies residential developments through their entire lifecycle – from the initial promotion and construction phases to their long-term operation as affordable rental units. This substantial public support is not intended to cover the entire investment but will be strategically combined with market-rate financing. A crucial element is a non-reimbursable component, specifically allocated to address any accredited economic viability shortfalls within individual projects. By focusing public aid on the critical promotion phase, where many projects face their primary hurdles, ICO aims to encourage greater private sector participation. To empower this ambitious program, the ICO is backed by a capital injection of €10.891 million and an additional €2.800 million in subsidies from the Next Generation EU funds.
