These Terms of Service ("Terms") govern your access to and use of the Casas Unitas platform. By accessing or using our services, you agree to be bound by these Terms. Please read them carefully.

1. Acceptance of Terms

By creating an account, accessing, or using the Casas Unitas platform ("Platform", "Service", "we", "us", or "our"), you acknowledge that you have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy.

If you do not agree to these Terms, you may not access or use the Platform. Your continued use of the Platform following any amendments to these Terms constitutes acceptance of those amendments.

2. Platform Description and Marketplace Model

Casas Unitas operates as a marketplace platform that connects property buyers, homeowners, and sellers with licensed and verified professional service providers, including architects, lawyers, and other specialists.

We do not directly provide architectural, legal, or professional services. All professional services are provided by independent third-party professionals who are licensed in their respective jurisdictions.

3. Where AI Is Used, and Where It Is Not

AI helps read documents. It does not decide outcomes.

Our Platform uses artificial intelligence (AI) for a narrow set of helper tasks: suggesting which clause of a document you upload may answer a checklist question, sorting and classifying uploaded documents, moderating community content, and answering general questions through our assistant. AI does not check your contract, does not draft your contract, and does not decide a Legality Label. Those outputs are deterministic. A contract check follows from the points a Spanish contract is legally required to cover and from the answers you confirm, a draft follows from the questionnaire you complete, and the Legality Label grade is assigned by the reviewing architect.

If you have concerns about services provided by a professional through our Platform, you should address them directly with the professional. Architects and lawyers maintain their own professional liability insurance and are subject to oversight by their respective professional bodies and regulatory authorities.

6. Membership, Fees, and Payments

6.1 Membership

Casas Unitas offers one paid membership (€89.00). It gives access to voting on member issues, discussion groups, the Knowledge Base, regional real-estate news, common issues, and member deals, together with full access to all professional forms (Required Documentation, 25-point Contract Checker, Legality Label form), and the right to invite the member's own architect or lawyer to use those forms with them. It is a single payment. It lasts for one year and then ends automatically: there is no automatic renewal and nothing to cancel. The earlier €29.99 membership was withdrawn from sale on 4 September 2026; members who bought it keep it for the year they paid for, and may move to the current membership for the difference. Memberships bought before 30 July 2026 as annual subscriptions continue to renew under the terms that applied when they were bought, until cancelled.

6.2 Service Fees

Professional services carry additional fees as listed on the Platform. All prices are in Euros (€) and include applicable VAT unless stated otherwise. The price shown is the amount charged: nothing is added at checkout.

6.3 Payment Processing

Payments are processed securely through Stripe. By making a payment, you authorize us to charge your payment method for all fees incurred.

6.4 Refunds

Refunds are handled on a case-by-case basis at our discretion. Membership fees are generally non-refundable after the first 14 days. Service fees may be refundable if services have not yet been delivered. Contact info@casasunitas.org for refund requests.

6.5 Promotional Codes

Promotional discount codes may be offered from time to time. Codes are subject to terms and conditions specified at the time of issuance, including usage limits and expiration dates.

7. Intellectual Property Rights

7.1 Platform Content

All content on the Platform, including text, graphics, logos, software, and AI models, is the property of Casas Unitas or its licensors and is protected by copyright, trademark, and other intellectual property laws.

7.2 User Content

You retain ownership of documents and information you upload to the Platform. By uploading content, you grant us a limited license to use, store, and process it solely for providing services to you.

7.3 Professional Reports

Reports generated by professionals through the Platform are your property once paid for. You may use them for personal purposes but may not redistribute or commercialize them without written permission.

8. Privacy and Data Protection

Your privacy is important to us. Our collection, use, and protection of your personal data is governed by our Privacy Policy, which you accepted when creating your account.

10. Dispute Resolution and Governing Law

10.2 Governing Law

These Terms are governed by and construed in accordance with the laws of Spain. Any disputes arising from or relating to these Terms or the Platform shall be subject to the exclusive jurisdiction of the courts of Spain.

10.3 Consumer Rights

Nothing in these Terms affects your statutory rights as a consumer under applicable Spanish or EU law.

11. Amendments to Terms

We may modify these Terms from time to time. Material changes will be notified via email to registered users at least 30 days before taking effect. Your continued use of the Platform after changes take effect constitutes acceptance of the modified Terms.

12. Miscellaneous Provisions

12.1 Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.

12.2 Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and Casas Unitas regarding use of the Platform.

12.3 No Waiver

Our failure to enforce any right or provision of these Terms does not constitute a waiver of such right or provision.

12.4 Assignment

You may not assign or transfer these Terms without our written consent. We may assign or transfer these Terms without restriction.
