Your AFO property: which risks actually apply?

What are the main risks for us as AFO homeowners?

Taurus

What if I told you, you couldn't sell your home and the value isn't what you think it is? If you're holding an AFO, this could be the case… find out today

An estimated 300,000 to 500,000 homes in Andalusia hold AFO status, and roughly 200,000 more could still apply.

1. The homes remain legally illegal

No matter how many years they have existed, their formal status does not change. They remain in conflict with zoning regulations and are therefore vulnerable to enforcement.

2. No guarantee of rebuilding

In cases of fire, storm damage, or ageing, rebuilding is not automatically permitted. Even without total destruction, if damage exceeds 50%, the property may be classified as “ruin”, after which rebuilding is prohibited.

3. Uncertain insurance coverage

Insurers may partially or completely refuse compensation. Often, they only pay out a heavily depreciated current value, in some cases reduced by up to 50% due to the AFO status.

4. Only essential maintenance allowed

Renovations, extensions, or modernisations are prohibited. Only strictly necessary maintenance is permitted. In practice, this rule seems aimed at the gradual disappearance of these properties.
